The Defiance County Planning Commission is responsible to review subdivisions of land in the unincorporated areas of Defiance County. The Defiance County Planning Commission meets on the third Thursday of each month on an as needed basis at the following address:

Subdivision and Variance Information
Minor Subdivisions - Any time you split land from a current parcel to make a new stand alone parcel ($75.00) - is a proposed subdivision of land in an unincorporated area of Defiance County, where such subdivision creates parcels of 5 acres or less. These parcels must have at least 150 feet of road frontage and cannot exceed a 2.5:1 depth to frontage ratio. See Section 330.1 of the Subdivision Regulations of Defiance County for a more detailed explanation. Use the Minor and Major Subdivision and Conforming Variance Form.
Major Subdivisions ($75.00) - is a proposed subdivision of land in an unincorporated area of Defiance County, where such subdivision creates parcels from 5.01 acres to 20 acres. These parcels must have at least 250 feet of road frontage and cannot exceed a 3:1 depth to frontage ratio. See Section 330.2 of the Subdivision Regulations of Defiance County for a more detailed explanation. Use the Minor and Major Subdivision and Conforming Variance Form.
Conforming Variance - Any time you are taking land from one parcel and combining it with an adjacent parcel and it conforms to the regulations ($100.00) – is when you are taking acreage from one parcel and adding it onto an adjoining parcel where the frontage and depth to frontage ratios conform for the modified parcels final acreage. Use the Minor and Major Subdivision and Conforming Variance Form.
Variance* ($100.00) – is a modification to a parcel up to 20 acres that does not follow the frontage and depth to frontage regulations for the parcel size. See Section 705 of the Subdivision Regulations of Defiance County for a more detailed explanation. All variances must be appealed before the Defiance County Planning Commission Board. Use the Variance Form.
*Variance Applications have to be approved during a Planning Commission meeting. Planning Commission meetings are held the 3rd Thursday of every month (unless it falls on a holiday and then it will be held on the 2nd Thursday). All applications need to be submitted at least 2 weeks prior to the scheduled meeting date.
